Ribbon Cutting Ceremony at The Confluence

The community recently came together to celebrate the grand opening of The Confluence—a landmark mixed-use residential development that represents a significant milestone in the City of Easton’s ongoing growth and revitalization. The event brought together project partners, community members, and local leaders, including Easton Mayor Sal Panto, Councilman Frank Pintabone, and state representatives, who shared remarks on the project's importance.

“The Confluence is more than a building,” said John Callahan of Peron Development, a co-developer of the project along with City Center Group. “It represents a significant investment in Easton’s future.”

As the largest residential development in the City of Easton, The Confluence introduces 274 luxury studio, one-bedroom, and two-bedroom apartment residences across five stories at the confluence of the Lehigh and Delaware Rivers. Located on a vacant site that was once occupied by a vibrant Lebanese neighborhood until the 1960s, the new development thoughtfully balances contemporary living with a strong connection to the city’s history and urban fabric, seeking to reinfuse the area with the sense of residential community that was once the soul of the downtown.

“One of the keys to any successful city is having a residential base, and that’s what this is adding to,” remarked Representative Bob Freeman. The Confluence had accepted its first residents in May, and was 43% leased by the day of the ribbon cutting.

The Confluence residents enjoy a comprehensive amenity package that includes a fitness and yoga studio, co-working spaces, a central courtyard with a dog park, a rooftop terrace, and a signature public park on the southern corner of the site.

One of the project’s defining features, the public park transforms a portion of the site historically impacted by flooding into a dynamic public gathering space, complete with a raised performance platform, flexible lawn area, amphitheater seating, fountain, and various tables, chairs, and benches. By embracing the natural characteristics of the floodplain, the design creates a unique community asset while establishing a welcoming gateway to Easton’s historic downtown.

A significant amount of thought and attention was devoted to every aspect of the building’s design, from the private residential spaces to the public-facing architectural elements. “The Fourth Street elevation, in particular, was a key design focus from the earliest stages of the project,” lead project designer, Anthony Civitella, shares. “Given the project's location within the Downtown Historic District, it was important that the building complement the character and scale of the surrounding neighborhood. The design intent was to break down the perceived mass of the structure so that it reads as a series of traditional four-story townhomes rather than a single large building. To achieve this, each 24-foot bay was articulated with two-foot offsets, creating depth and variation along the façade. In addition, every bay was designed with unique masonry detailing, window headers, and sill treatments that draw inspiration found throughout downtown Easton.”

USA Architects is proud to have contributed to the vision and design of this transformative project. More than a decade in the making, The Confluence represents a substantial investment in Easton’s future and reflects the power of thoughtful planning, collaboration, and long-term commitment.

We are grateful for the opportunity to work alongside Peron Development, City Center Group, North Star Construction, Omnes Landscape Architects, and Remington & Vernick Engineers, to bring this vision to life. Anthony Civitella shares, “This is more than just a completed building; it contributes to the ongoing revitalization of the community, and provides much-needed housing. Knowing that something we helped create will have a lasting, positive impact on both the residents and the city as a whole makes all of our effort worthwhile.”

The Confluence Amenity Space

The completion of The Confluence demonstrates what can be achieved when dedicated partners unite around a shared vision. Its impact will extend well beyond the building itself, contributing to the vitality of downtown Easton and enhancing the community for generations to come.
